How does this work?

It’s very simple. When you contact us you’ll speak with one of our consultants, Silvio or Denise. We want to know about your situation and we’ll ask a few questions about your house. We then schedule to see the home and meet with you in person. Once we see the home and understand your situation, we then make an offer.

Why will selling to you help me?

You will be working with serious buyers who pay cash. You can sell the home quickly. You don’t have to worry about hassles with banks and realtors. You don’t pay any closing costs. You don’t have to make any repairs to the property.

Who exactly is buying my home?

Our team is a small group of homebuyers.

Are you real estate agents?

No, we are not real estate agents. We are homebuyers and home “rehabbers”.

How fast can we close?

We do our best to close within 30 days. We only require time to do necessary inspections and review title.

Do I need a lawyer?

Although it is not required, we strongly recommend hiring a local attorney to assist with the transaction.

My property has a lot of damage, can I still sell it?

I own a property in New Jersey but I live out of state, how do we complete the transaction?

When there’s a will there’s a way! We can fax and email forms, and stay in touch via email and phone. An attorney is also recommended to assist with closing the transaction.

Why don’t I just list my house with a realtor?

You can do that, but there are several disadvantages to selling your house on the MLS, here are a few:

  • Agents do not like listing damaged properties, and they may not focus much attention on your home.
  • Most buyers using mortgages cannot buy damaged homes because banks will not lend money to make repairs.
  • Your property is in competition with similar properties in better condition, often with similar price tags.
  • Less-than-perfect houses may sit on the market a long time, while you pay the taxes and maintenance.
  • Buyers often want concessions for repairs they need to make, often ending with sellers leaving “money on the tables”.
  • Agent’s commissions are between 4% and 6% and you still pay closing costs.

I have my house listed with an agent, but I’m not getting any offers. Why won’t anyone buy my house?

Could be for different reasons, but in most cases it’s likely that the property is priced too high.Remember that a property that is out dated or needs repairs cannot be compared in value with a freshly renovated or new house. Also, buyers are looking for the best value for their money. They are likely finding nicer homes priced similarly to yours.

I just inherited a property that needs repairs, what can I do?

We are sorry for your loss. After losing a loved one, sometimes dealing with the estate is not the family’s main priority, and that’s ok. But often times inherited properties must be sold to pay taxes and other outstanding liabilities. We are prepared to do the best we can for you and the estate. I am falling behind on my mortgage and I’m afraid I’ll soon be facing foreclosure, what can I do?

If you believe you will not be able to make your future mortgage payment we recommend you call us right away. Many times a short sale is the best solution and we can help you and your family get back on track. Is a short sale a difficult process?

A short sale is not difficult, but it can be time consuming and tricky. A short sale requires that we work together as a team, because your lender will require information from both of us before agreeing to do the transaction. The trick is to have an experienced realtor handling the transaction. Our network includes short sale experts that will assist us with negotiating with the lender and completing the short sale. There are liens and judgments against my house, can I sell it?

Yes, but any liens or judgments against a property must be resolved prior to closing and transferring title.Therefore it is important that we work together to resolve these issues. Often times, we contact the lien holders and negotiate on your behalf to have the debts reduced. However, this is not guaranteed and it may or may not work. What we can promise is that we will do our best to find a solution.
